We oppose the proposed development of Choto Landing

Dominion withdrewing their application

Dominion Group has decided not to further pursue the development previously planned for the Choto community. We are evaluating possible alternate sites that are in high-opportunity areas offering access to quality amenities and education that will facilitate economic mobility for residents. Dominion Group remains committed to developing affordable housing and appreciates the individuals and organizations that support this cause in every community.

Financing

LIHTC Financing

It is our understanding that the development will be paid for largely with your tax dollars through a government program known as the Low-Income Housing Tax Credit Program (LIHTC). The LIHTC Program is a financial incentive paid for by your taxes for the construction of low-income housing. Individuals residing in the development earn 60 percent or less of area median income. The developer, DGA Residential, LLC, (Dominion Group), will receive a dollar-for-dollar reduction in their federal income tax liability over a ten-year period.

What are we doing?

  • We have engaged legal counsel.
  • We will send letters explaining our opposition to federal, state, and local politicians. We want to utilize our combined influence to apply political pressure at all levels of government. We will request our federal representatives to bring this project to public light and support our opposition. We will request our State of Tennessee representatives to have the THDA tax credits re-evaluated and for them to demand that our state dollars be better leveraged related to the section 8 housing. We will request our local officials not extend any type of assistance to the project. We will request the government officials who appointed the planning commission members express their support of our opposition and request they deny the application.
  • We will attend the Knoxville-Knox County Planning Commission September 14 th meeting at 1:30pm in the Main Assembly Room of the City County Building.
  • Should the Knoxville-Knox County Planning Commission approve the application, it is our intent to file a legal appeal.
  • We will utilize the newspaper, radio interviews, television interviews, and social media to share our message.
  • We will remember and support the politicians who support our cause, share our story and positively handle the situation.
